FULL RESIDENTIAL MANAGEMENT SERVICES

  • One-Time Startup Fee: $100

    Covers rent market analysis, account setup, system configuration, compliance onboarding, and operational launch of your property into our management platform.

    (Optional move-in condition reports, inspections, and specialty services are available as needed.)

  • COST: $199 (per lease event)

    Charged when a lease is signed or renewed.

    Includes marketing coordination, tenant screening, lease preparation, compliance review, and move-in administration.

  • COST: Included

    Professional online marketing across major rental platforms to generate qualified tenant leads and reduce vacancy time.

  • COST: $400 RESERVE FUND to be used for maintaining property

    Optional (some owners elect to use their own handyman or choose to do maintenance themselves)

    Maintenance emergency response

  • COST: Management Fee: 10% of Monthly Rent Collected

    (Discounts available for military, first responders, and multi-unit portfolios)

    Full-service property management including rent collection, tenant and owner communication, maintenance coordination, trust accounting, compliance oversight, reporting, and asset protection.

    Technology & Operations Fee: $20 per unit / month

    Supports the systems that protect your investment—secure accounting, owner portals, digital payments, compliance tracking, maintenance workflows, and documentation.

    These tools improve transparency, reduce errors, and allow our team to respond faster and more consistently.

  • COST: 15% of Gross Revenue

    Includes guest communication, vendor coordination, listing optimization support, and operational oversight.

    STR Technology Fee: $50 per unit / month

    Covers STR-specific software, channel management, calendar synchronization, automated messaging, financial tracking, and performance monitoring—helping maximize revenue while reducing manual errors and operational friction.

    (Cleaning, photography, furnishing, and specialty services are billed separately as needed.)
